Property Manager (Houston)

Nord Group is seeking to hire an efficient property manager to manage the daily operations of a local property, advertise vacant units, and handle tenant relations. The property manager’s responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports. To be successful as a property manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding property manager should be able to increase property value and satisfy tenant requirements.

Job Responsibilities:

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.

Nord Group is seeking to hire a leader in Construction & Project Management. This individual will be extremely sharp, intelligent in coming up with ideas on rehabbing our multifamily investments that will drive property value, tenant basis, rent growth and reduce overall expenses based on a limited construction budget and limited timeframe. This job will require the individual to constantly be on their feet, traveling to the various states where Nord Group operates multifamily investments. At each of our projects, this individual will oversee the management company’s construction crew, understand cost basis on materials and ensure the project’s plan is going smoothly and within its budget. The candidate selected for this position will possess strong interpersonal skills, be attentive to detail, and possess critical thinking and analytical skills.

Job Responsibilities:

  • Oversees construction sites, general contractors, and workers to ensure a high level of quality and safety.
  • Creates and reviews Requests for Information and Requests for Proposal and Change Orders.
  • Guarantees that all work is performed in accordance with approved manuals and procedures.
  • Ensures that the project is constructed and documented in accordance with the contract documents and good engineering practices.
  • Provides technical support to Managers.
  • Develops and maintains project cost/change controls, and project budget and accounting records.
  • Performs change order estimating and assists in change order negotiations.
  • Coordinates and monitors schedule updates, invoices, and submittals.
  • Assists in managing and reviewing the progress of contractors’ construction schedules.

Assistant Property Manager

Responsible for assisting the Community Manager, seeing that available space is leased, that tenants are retained, and that the property is effectively maintained within budgeted parameters.

Job Responsibilities:

  • Assist with the hiring, training, development, rewards, and termination of staff 
  • Conduct weekly meetings, walkthroughs, and inspections
  • Maintain daily contact with staff
  • Assist with supervision of all business functions related to operations
  • Maintain property appearance and ensure repairs are noted and completed on timely basis; this requires regular property inspections and tours
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction 
  • Greet prospects and qualify by covering all criteria (ask question and utilize completed guest cards, etc.); immediately record all telephone and in-person traffic appropriate reports
  • File guest cards and maintains according to established procedures
  • Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining show rooms, and any follow-up necessary
  • Secure new resident signatures on appropriate paperwork prior to move in
  • Orient new residents to property 
  • Project favorable image of the community to achieve property objectives & public recognition

Lead Maintenance

Oversees maintenance crew in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance as well as make-ready process in a manner consistent with the property’s operational objectives. The Lead Maintenance is responsible for ensuring work orders are responded to in a timely manner.

Job Responsibilities:

  • Respond to resident/management requests and work orders for occupied units.
  • Repair/replace appliances (i.e. garbage disposal, refrigerators, stoves, dishwashers, hvac etc.)
  • Repair/replace plumbing (i.e. water lines, water pressure, water fixtures, faucets, drain lines, boiler temperatures, water closets, etc.)
  • Repair/replace any apartment material/maintenance requests within scope of management responsibility (i.e. doors/drawers, replace hardware, replace light bulb/fixtures, vent fans, drapery rods, replace/re-key locks, doorsteps, door viewers, towel bars, refrigerator lights, vent fans, mini blinds, etc.)
  • Prepare and ensure completion of all repairs/replacements necessary for unit to be occupied. 
  • Tile/flooring, hardware, appliances, light fixtures, walls, doors, baseboards, ceilings, windows, screens, cabinets, carpet, etc. 
  • Monitor physical condition and immediately report and correct unsafe conditions (i.e. broken gates leading to the pool, broken steps, burned out exterior lights).
  • Perform preventative maintenance on equipment and units (i.e. ensure replacement of air filters, cleaning, and lubricating machinery/equipment, etc.).
  • Maintain accurate records regarding EPA/OSHA standards, preventative maintenance service requests received are completed, apartment make-ready status, work-in-progress, etc.
  • Maintain maintenance shop so that it is safe, clean, and well organized with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations; ensure all tools and equipment are properly stored and well-maintained at all times.
  • Schedule and perform routine preventative maintenance in accordance with the Company’s preventative maintenance policy.
  • Wear and utilize Personal Protective Equipment at all times during work hours.
  • In conjunction with the Maintenance Supervisor, train and motivate maintenance team members; be aware of training resources available and encourage the development of team members.

Maintenance Tech

Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas as directed by the Maintenance Supervisor; report any observed violations of property rules and report any needed repairs.

Job Responsibilities:

  • Remove trash (i.e. papers, cups, cigarette/cigar butts, boxes, etc.) from the office areas and apartment community perimeter on a daily basis.
  • Clean and maintain pool, monitor/maintain proper chemical balance of pool, and update pool logs. 
  • Check gates to pool area for proper operation and ensure that they are always locked.
  • Clean carpets in vacant and occupied units as directed by management team.
  • Dry vacuum before and after cleaning; may need to spot clean for heavy soiled areas
  • Mix cleaning solution for wet vacuum and change water when necessary
  • Water property plants, flowers, and grass in between scheduled visits or in absence of lawn care vendor.
  • May be required to assist in other areas of property including make-ready, painting, & furniture moving.
  • May be assigned to door-to-door trash pickup duties if apartment community offers as an amenity.

Customer Service Representative

As a Customer Service Representative, you will serve as the first point of contact for prospective and current residents across multiple apartment communities. Your role is essential in providing exceptional service, addressing inquiries, and helping potential tenants navigate the leasing process. This position requires strong communication skills, attention to detail, and a customer-first mindset.

Job Responsibilities:

  • Answer incoming calls and respond to customer inquiries in a professional and timely manner
  • Provide accurate information about apartment availability, pricing, amenities, and policies
  • Schedule and manage appointments for property tours or leasing consultations
  • Assist in resolving resident concerns or directing them to the appropriate property staff
  • Maintain records of customer interactions and update CRM or leasing software

Accountant

The Accountant will be responsible for overseeing day-to-day accounting functions related to property management operations, including vendor invoicing, general ledger entries, bank reconciliations, and monthly financial reporting. This role requires strong attention to detail, excellent time management, and the ability to communicate effectively with internal teams and external vendors.

Job Responsibilities:

  • Manage vendor invoicing, including coding, data entry, verification, and timely processing through accounting software.
  • Coordinate with property managers and the operations team to ensure invoices are accurate and properly approved.
  • Monitor and maintain accounts payable and accounts receivable ledgers for multiple properties.
  • Perform monthly bank reconciliations for all operating and escrow accounts.
  • Assist in preparing and reviewing monthly financial statements for each property.
  • Reconcile vendor statements and resolve any billing discrepancies or issues.
  • Maintain accurate and up-to-date general ledger entries.
  • Track and record capital expenditures and ensure proper classification.
